Our purpose is to build a platform to enable Medium Term Rental for property owners and Medium Term Tenants throughout Malaysia.

We hope that Medium Term Rental can become a common living norm as people are more mobile and cost of accommodation has become more vibrant with recent completed properties in Malaysia, which are managed well by proper Property Managers (with the recognition of Property Managers as a profession).

This is because Strata Management Act, 2013 has been implemented in Jun, 2015 to maintain stratified properties to a better standing and ensure common property to be managed well. Similarly the Sarawak Strata Management Ordinance, 2019 has been implemented in June 2023. Now (April, 2024) most stratified committee has been formed or in the process of being carried out. Joint Management Body (JMB) or Management Corporation (MC) are being established by the provision of the Act and Ordinance, which ensures the running of the common area. The appointment of qualified Property Manager or Managing Agent to oversee the matters relating to the property management have improved property management and maintenance over time.

The housing for medium to long term rental will rely on the movement of population due to economic needs, or career move as well as leisure and medical needs. We have identified the below segments of medium term rental:

1. Assignment to carry out on-site audit, assessment or temporary relocation.
2. Student needs to move more often due to mobile online and off campus trainings, including industrial training or attachments.
3. Medical needs of periodical or cyclical treatments, example – radiotherapy, chemotherapy or surgical needs.
4. Freelance influencers may have assignments over a medium period of time for various projects.
5. Tourism where backpackers who travel and stay medium term at a destination.
6. The hop-on type of “testing out” the job suitability, another vocation by the younger generation.
7. The “pending” relocation government staff, who are in queue to be transferred to another location.

We hope that at a 33% higher than normal rental, medium term rental can be sustainable and a better choice for the above market segment.
